Most people start packing and getting rid of non-necessary belongings somewhere toward the end of escrow, when it has become clear that they really are going to move. Shifting that task to the front of your list can be a smart choice, whether you’re a buyer or (especially) a seller. Things get very busy around escrow-closing time, and culling your belongings before moving day can sometimes shift from the good-intentions category to the didn’t-have-time-for-it category. You’ll pay for each item that gets moved, either in cash or through your own sweat and aching back.
If you’re preparing your house to be sold, the best way to attract buyers is to make the place appear as spacious and neutral as possible. Many sellers move out altogether before placing their property on the market. They either show the house totally empty, or have it professionally staged to highlight its strong points. A step short of that would be to remove all clutter, including some furniture, and continue living in the house—but instead of optimizing it for your comfort, making the place attractive for prospective buyers. You can stage the house using a subset of your own furniture for a much lower price than renting pieces from the stager. The house will need to be packed up eventually, and you can improve your chances to sell quickly at a great price by moving some of your belongings into the garage or into storage early in the game.
